Minimum presribed rate for mortgage loan?

Seen Maximum rate that is presribed in Islamic loan letter of offer? think this is normal, and that rate will really inflate the bank selling price by a lot! But think on early settlement, they will give you back the rebate (Ibra') that will make bring the amount back to similar to conventional loan. i.e. if you pay the loan on time, no monthly/one time extra-payment/charges, with same loan amount and rates offered under conventional/islamic, you should be able to settle both loans with same amount of money (ignoring legal fees/penalties)

Just beware when reading a letter of offer by another bank that says "minimum presribed rate shall not be less than 3.xx% p.a. with daily rest". this 3.xx is consistent as the long term BLR - 2.x% offered (lowest over the duration of loan). So meaning when BLR goes under 5.55% as prevailing, the loan rate shall capped the minimum rate at 3.xx% and will not follow the drop in tandem.

So, need to read the letter of offer in detail, and make sure you understand all clauses before signing the dotted line.

As advised by many sifus, request for letter of offer earlier on to read in details. Dont do it over kopitiam as you tend to ignore the details and too excited to sign the document. Good luck, now I need to hunt for another loan provider.
BLR, MLR, KLIBOR, islamic?

Dear all, would like to invite some discussion to help understanding the differences of the above.

Noticed that there are plenty of Loans offered with BLR minus xx%, but some new breed came to town recently, ie MLR minus yy%, KLIBOR + zz%.

BLR is at 5.55% now, set by BNM and commercial bank will benchmark against it.

MLR is currently used by OCBC i think, 4.7% now, claimed to be set by BNM also, but no other benchmark as no one using.

KLIBOR, usually it's the most basic rates used by banks to borrow/lend to each other. I am guessing this is among the most fundamental rates that the cost of credit.

Islamic loan, a breed that I never understand enough. Please see quote below, and apprecaite some experts can share how islamic loan really works..

QUOTE

» Click to show Spoiler - click again to hide... «

A common home Islamic financing facility is offered under the Shariah principle of Al-Bai Baithaman Ajil (BBA). In BBA financing, a bank's customer buys a property from the vendor under an agreement of sale. The bank then, at the request of the customer and with the consent of the vendor, steps in to become a party to the sale agreement by executing a novation agreement between them, making the bank now the purchaser of the property. The bank's purchase price is described as the loan facility amount.

At the same time, between the bank and the purchaser, the bank sells the property to the customer at a selling price which comprises the bank's purchase price and a predetermined profit margin. The agreement is usually called the property sale agreement. Since Islamic financing entails a predetermined profit to be made by the bank, a customer will never have to worry about a sudden hike or changes in the interest rates. Right from the onset, he will know the total amount which he has to pay to the bank. His monthly instalment of the bank's selling price will not change throughout the tenure of the financing.

http://www.hba.org.my/articles/lawyers/2006/conventional.htm

Some common questions, how they relate and which one is better??

KLIBOR is updated quarterly, most active index among the list above, it will go both up/down but progressively. As mentioned earlier, one of the most fundamental interest basis for borrowing money. If OPR changed, this will be expected to changed very soon. Fluctuate and react fastest to sentiment of economy, e.g. GDP, inflation, OPR?

BLR determined by BNM, it probably does not move as much as KLIBOR, but should be the same trend as KLIBOR with spread widening/narrowing? BNM decides, probably will be more consumer centric and syphoned off fluctuation due to short term market heat, hence does not move often favoring consumers.

MLR not so familiar, guess it's the same as BLR. Islamic no idea.

Above is my personal understanding, humbly inviting comments and corrections pls.
