            <title>Career Pivot - Taking PMP/Prince2 certificate</title>

            <description>I have been thinking of pivoting my career for some time and the urge is getting stronger over time. I am currently working as an engineer in construction industry, specifically main contractor/developer. While i am fulfilled and content with my job, i always wanted more and i feel like wanted to get out of my comfort zone and experience other industry by changing my field.&lt;br /&gt;&lt;br /&gt;I wanted to break into a more &amp;quot;corporate&amp;quot; working environment such as consultancy (Big4) or commercial fields. I understand that my skills as an engineer is highly transferable and i have seen some of my engineers friends have been successfully transitioning into other industries.&lt;br /&gt;&lt;br /&gt;I&amp;#39;m highly interested in managing projects, be it construction or business projects. Dear fellow sifus, is taking PMP/Prince2 certificate helpful to someone who wants to change industry? I understand that cert is just a cert, and the skills and experience you have are still important. Any other tips for someone like me who wanted to take a leap of faith to change my career?</description>

            <title>Horror Tenant Incident (I NEED ADVICE)</title>

            <description>Dear all sifus,&lt;br /&gt;&lt;br /&gt;I just got my very first investment property. And just like everyone, I was very excited, tidied it up, ready to rent out my property and earn that sweet rental income.&lt;br /&gt;&lt;br /&gt;I got this potential tenant messaging me via FB, showing interest to rent my property, came for viewing, signed the tenancy agreement and rented out within 1 week.&lt;br /&gt;&lt;br /&gt;Here&amp;#39;s the thing, they are a family of six. 1 wife, 1 husband and four kids. Yesterday, when i enter the property with my contractor (because we want to make good of the property&amp;#39;s condition), the guard told me there was a very garang quarrel going on in my unit. Police came as well. I found out that it was a domestic abuse case going on in the family. They gaduh until husband was pointing a knife at the wife&amp;#39;s neck. This is what i heard from the wife. Currently, the husband is on the loose, wife and children are at hospital. Apparently, this husband (second husband) has history of abusing the wife, and this is the first time the wife reporting on her husband.&lt;br /&gt;&lt;br /&gt;Thank god the access card and keys are with the wife. Tenancy agreement is signed under the husband&amp;#39;s name and the agreement is with the wife as well. She wants to change the agreement to her name. I have the rental and utilities deposit, but the deposit is transferred to me via the husband&amp;#39;s account. I am so damn lost now, please enlighten me fellow sifus, what can i do as a landlord?</description>

            <title>Transfer of car ownership prior to bankruptcy</title>

            <description>Hi fellow sifus, I would be grateful if you can advice me on this matter.&lt;br /&gt;&lt;br /&gt;Currently I have a relative, lets call this person TY, who is potentially going into bankruptcy. TY has both personal debt (property refinance) and company debt (TY is a director, no creditors&amp;#39; debt more than RM40k),. TY would like dispose one of TY&amp;#39;s cars and I am interested in buying that car due to extremely good condition since I know TY&amp;#39;s driving habit.&lt;br /&gt;&lt;br /&gt;The thing is this, let&amp;#39;s say TY transfer the car to me by selling it to me, after that TY went into bankruptcy. I am aware there is a clause in Insolvency Act stating &amp;quot;any settlement or transfer of property shall be void against the Director General of Insolvency if the settler becomes a bankrupt within 2 years after the date of settlement.  If the settlor becomes bankrupt within 5 years after the date of settlement, the settlement or transfer of property will be void unless the parties can show that the settlor was able to pay all his debts at the time of making the settlement without the aid of the property.&amp;quot;&lt;br /&gt;&lt;br /&gt;1) Does car considered &amp;quot;property&amp;quot; in this clause?&lt;br /&gt;2) How do I prove this transaction as a good faith of purchase?&lt;br /&gt;3) Does the bank or creditor have the power tarik balik the car which I have bought from TY?&lt;br /&gt;&lt;br /&gt;Thank you fellow sifus&amp;#33;</description>
