            <title>Road tax issue for Malaysian turned Singaporean</title>

            <description>Hi, I am a Malaysian who has changed citizenship to Singapore a couple of years back. But i still have a Malaysian registered car which i bought long ago and it is currently being used by my dad who is still in Malaysia. I recently renewed my road tax and insurance through TouchNGo app and purchased digital road tax but there is no physical road tax sticker. I tried to register for MyJPJ app but as i am no longer a Malaysian, i am unable to do so. My dad now dont dare to drive out my car without the physical road tax sticker and i dont have the digital road tax. Does anyone encounter this issue and can i assume my road tax is already renewed?</description>

            <title>Can i charge lawyer/banker for delay in purchase?</title>

            <description>I signed SPA for a freehold subsale landed property in Jan and partial loan repayment was done in May. But last week i just got the keys. There was a 1.5months gap between partial disbursement and final disbursement. Is it normal and if the delay is due to my lawyer/banker, can i charge the progressive interest to them?</description>

            <title>How to solve contract entered with ex</title>

            <description>Hi, I need some legal advice. A few years back right before covid, I purchased a wedding photo package with my ex-gf. Unfortunately we broke up and currently she is already married with 1 kid and I am going to get married soon. &lt;br /&gt;&lt;br /&gt;The package is RM 5k and I have paid RM 2.5k. Back then when I called the studio and said we broke up, they said that I can use the package in the future. Both our names are on the agreement but only I signed since I paid for the package using my credit card. Since it has been so many years, the agreement is lost but the studio has a softcopy of it. The agreement did mention that this package is not refundable or transferable. So I have some questions on whether I can use this package with my new gf:&lt;br /&gt;&lt;br /&gt;1) the studio said that I must bring the hardcopy agreement. If not I totally can&amp;#39;t use it. But since they have the softcopy, is it true I can&amp;#39;t use it without the hardcopy?&lt;br /&gt;&lt;br /&gt;2) the studio said that the agreement has my ex name so I need to ask my ex to inform the studio that she is willing to let me use it. This is not an option for me. Even though the agreement has both our names, but the signatory and payment made was only by me. Doesn&amp;#39;t this mean that the contractual obligation is only between the studio and me, which doesn&amp;#39;t involve my ex. So technically I am not transferring the agreement, only amending the detail? &lt;br /&gt;&lt;br /&gt;The studio is worried that my ex can come back and sue them. But this will not happen since she has already married and has kids. She is not even in Malaysia. I need some advice as the money paid is very significant for me...&lt;br /&gt;</description>

            <description>I have a few questions regarding renting out property:&lt;br /&gt;&lt;br /&gt;1) if I find tenant without agent, how do I prepare a tenancy agreement? can I use the previous agreement as a guide? &lt;br /&gt;&lt;br /&gt;2) Is stamping really necessary if both parties already sign the tenancy agreement and I think the tenant is a good tenant.&lt;br /&gt;&lt;br /&gt;3) Do room rental less than RM 900 need to prepare tenancy agreement and stamping? How much is the treshold before tenancy agreement and stamping is needed? &lt;br /&gt;&lt;br /&gt;</description>
