Dorsett Waterfront Residence - Subang Jaya

Hi

I walked into the gallery yesterday and made a booking for level 6, a 527 sq unit.
I paid rm1K, but I am not sure if I should be proceeding, still very indecisive, on one hand..its the location and the return or investment point, another is issue on the developer..from what I have been reading on the internet.
There is about 1000 unit, but it seems the fully furnished unit 527sq ft has been fully sold, the ones not sold are the bay unit and I chose the tower B, facing pool view.
I am so confused, should I proceed.

I think the ones facing sjmc are still not sold...
I stay in subang jaya, I know the area...ss12 is nice area surrounded by good amneties but do you think I can get rental..I mean it's only like a 1 bedroom apartment. I can only think of the nurses and the maybe visiting professionals..

I know the area can get congested during peak hours..but its a nicer part of ss area..you know..

I am not sure, can someone give me tips and ideas..like do you think its a good investment, is this a reliable developer, whats the worse that can happen..

I paid the rm1k, knowing that if I cancel, I would only get rm500 in return.

It's a commercial title land, freehold.
Has anyone walked in to book recently, the gallery is hidden within the dorsett hotel, and I dont see it being promoted like teja.

Do let me know, this property is not meant for a family stay, its more of investment perspective. Need advice.

Hi

I am so confused...over the curtain. I plan to get readymade curtain for the rooms on the 1st floor, however, I do not anything about type of curtain installations. Is eyelet good or should I just go for the basic track. Which is easier to maintain?

Is it possible for me to find curtain installers without actually buying the curtains...I do not want to spend so much for curtains...as for me, it is just a nice to have item and not a must have item.

So I plan to buy curtains from maybe jusco or kaison..has anyone bought from those shops, or do you have any other suggestions...

Hi, I would like to get some recommendation for good kitchen cabinet, the concrete top is already in place.
We would need the base cabinet, the wall cabinet and the tall cabinet now.

The base is about 12.5 x 11.5 and the wall cabinet, we would need only one side - the 11.5 wan..
and the tall cabinet would be used to place the oven.

Appreciate any advice and feedback.

Current contractor is charging RM12000.
He is using solid plywood with mica laminate. I feel like is slightly high..but I am not sure what the market price is...since we only need the cabinets.

Does anyone here has any image of cabinets with solid plywood with mica laminate doors...

Hi

We are currently engaging a contractor in doing the tiles for the house...and they mentioned something about tiles wastage...I am so confused...our contractor is a chinese guy...and the sub contractor for the tiles..is also a chinese guy..and they converse in Chinese..not sure if its mandarin or cantonese..
I cant understand...my contractor just said there will be wastage..

The story is like this.. for our room, we are laying tiles in a brick pattern..those wood porcelain tiles. I think initially they wanted to put in a grid layout, but we want brick layout.
so, the guys..will have wastage....I understand..they would cut the tiles...but what exactly..do they mean...will there be an extra cost.

Ideas on tiles, different tiles for each place

Hi

I would like to get some feedback on tiles. I have moved my dining area from near the living hall to just in front of the kitchen. We have extended the kitchen area. So the kitchen and the dining area are basically at the same place, kitchen will come with the counter top and the dining area would just be there plain ( just with a dining table ). This area is kinda enclosed, you would not be able to see it from the living room. There is a small portion of dining only from the living room.

Now, I wanted to try to have different tiles for each part of this area, living room - different tiles, kitchen - different and dining - different.
The contractor is suggesting to have one tiles throughout the house, but my idea is, kitchen will get dirty, if I do have the same polished surface on the kitchen, then when the oil splashes or water drops, it kinda gets slippery with stains. Hence, the idea for different tiles. I just want something new and trendy.

Any feedback on this ? Has anyone done something similar...

Inbuilt gas stove or standalone gas hob

Hi

Me again...so confusedlar. Ok, I only have 1 kitchen - no wet or dry kitchen..just one but it's about 12.5 feet into 13.5 feet.
Ok, so the thing is, I am kind of confused with the type of hob to use.
SO my initial plan is, to have a standalone hob, like those cheap one with of course a hood. The reason is because, we do really heavy cooking and I was under impression that inbuilt one wont be suitable as it might require more cleaning and my colleagues are telling that if it's a glass top, it has the tendency to crack if wrongly used. In my current house, I am so used to the standalone wan...its just easylar...you know what I mean.

And then, I thought, so I will have a standalone gas top and an inbuilt induction cooker on the other side. I have always like envisioned having one..it looks so sleek.

I have to mention that, in my future house, sometimes visitors cook too and you know I am not sure if elders can maintain it....so now I am thinking of getting

a stainless steel inbuilt cooktop/gas hob with a hood

and I still want my inbuilt induction hob, sounds crazy..but at times when the gas finishes, I can switch to the inbuilt induction hob, they have the vertical one..what do you all think...

would appreciate any thoughts and feedback....scared I make the wrong call and...regret it later..
what is the pros and cons of using inbuilt gas hob, and what about my crazy idea of having an inbuilt induction cooktop

So, another contractor suggested to get it done by ourselves, any one here has done it by themselves and was it like lots of hassle or how ..?
What would you suggest?

Seeking career advice as a software engineer

Hi, I changed my career from being a SharePoint analyst to a .Net software engineer in January. I took a career break before starting as a software engineer. I accepted a contract job with a lower remuneration as part of a salary package, 2.5k lesser than what I was earning. I am working for a global company which has an office in Malaysia and the plus point is, it is near my house.
I was employed although they found out I was pregnant, they needed someone for the job urgently as it was about finishing what another programmer did. The project is about to come to an end now and the manager is asking if I want to be made permanent. The thing is, the salary is way too low for me, but on the other hand, I feel like I still have some learning to do as this is my first 100% programming job. I have listed the pros and cons here, hoping someone could advice me accordingly

Pros
-	There are no proper deadline to finish the project,
-	The manager is not from a programming background, so he is fine with how I develop the program as long as he sees the result
-	I am able to learn and apply my programming skills
-	Office is near my house ( 10 to 15 minutes drive )
-	The timing is flexible, I can come at 7 and go back at 4pm
-	Contract job, where I can leave the company by giving 1 month notice.
-	New upcoming projects and I am excited to learn and apply my skills again.

Cons
-	It is not a software house I guess
-	There is no software team here as I am the only one
-	There is no proper learning curve, sometimes there is no one to point out if the way I have programmed is wrong or not.
-	I would like to learn how is it being in the agile environment and we do not follow that here
-	I really do not know what to put in my CV, I have only finished 1 project so far
-	I think the trend is .Net core now, however, I have not touched that yet.
-	No guidance, to be a good software programmer, to develop a program the right way, I would need guidance

So my question is, should I accept the permanent role, there are contractual and performance bonus that comes with a permanent role. I don’t think I can ask for a higher salary, probably only about 200 or 300 higher ( which I doubt )
The permanent roles comes with a 3 month’s notice. On the other hand, I feel that I can use the time here to develop my programming skills, do 1 or 2 more projects.
I am not sure how is it working for a programming team, I used to work as a SharePoint analyst but the environment was not hectic, ticketing based and some occasional used of JavaScript here and there.
Most of the companies are located at city centre, with 2 children now, I don’t think I want to travel so far unless they have work from home option
About the salary, I am afraid that a new company that I want to join might not give me a good package as the salary here is much lower, initially I thought after a year of contract job, I can tell the other company that I just accepted the offer as I wanted to do programming and I wanted to learn so I took the job with a lower salary.
HI,

Would need to renovate my usj house, where can I obtain the floor plan and CF. Called up Sime Darby, they said it has been passed to the local council, went to MPSJ ( cause they didn't bother picking up the call ) and they said..it's not with them..

Howlar, I want to do according to the guideline. We would have to get the architect to design based on the floor plan..or maybe I am just very naive in this renovation thingy.

Anyone from USJ here who did renovation recently? How did you all obtain the floor plan and CF, the previous owner bought it from the developer and he did not pass it to us, he bought the house like 30 years ago and we recently bought it from him ( sub-sale ).

Please share your experience and if can..advice on how should I go about it. ?
