currently i have bought and installed V380 Outdoor CCTV around my house, no idea on the specific model of this brand, but here is the lazada link

and i bought and installed another xiaomi outdoor EC3

of course both type cannot compare cause totally not in same league

i have google-ed around and found there are many types of camera ranging from below RM100 to more than RM500
need suggestions from sifu

i need another type of camera that is
- outdoor, IP65/IP66
- must be at least 2k, or can see number plate of car
- must be WIFI connection
- must be NOT solar-powered
- if possible, can pan and tilt

steps/process in buying subsale property

add: the purpose of this thread is for me to understand and know the steps, not because the Lawyer i appoint is incompetent
and now i'm in step #10 as below.

i just bought a subsale landed semi-d

i want to confirm/understand on the paper work process (maybe other related process on buying subsale property)

1. get a lawyer and pay 1k deposit for lawyer start working for you
2. pay 1% deposit to lawyer to book the property
3. pay 10% to lawyer, then lawyer transfer 10% to Seller
4. Buyer sign SPA (sign Facility agreement(FA) aka Loan agreement at the same time)
5. Seller sign SPA
6. Lawyer send the Facility agreement to Bank for bank to sign ( certain bank need Lawyer to key-in into bank's mortgage system as well)
7. Bank return the Facility agreement to Lawyer
8. Lawyer get SPA and FA stamped
9. Lawyer sent FA back to Bank
10. Bank instruct 3rd party Valuator to evaluate the property
11. Evaluation Report (ER) will be prepared and hardcopy will be sent to Buyer and Bank each
12. Bank's insurance company to perform checking on Buyer medical status before proceed to approve the MRTT/MLTT
13. once MRTT and ER comes bank no issue, Bank start release money to Seller's loan bank first to settle outstanding loan and the remaining to Seller's own account
14. Buyer can get key from Seller
15. Buyer need to do name changing for TNB/IWK/Water/Assessment/Quit Rent

do i missed out any steps?

if Buyer find own bank to get loan, need prepare 3-4 copies of needed document to apply on different banks
Buyer can find own Lawyer too, some Lawyer gives some discount and do good work

Property section very less traffic flow, serious /k is better...

i'm surveying type of mattress, currently using spring matress, which is not suitable for heavy weight ppl like me
after going to few furniture shops around my place, heavy weight ppl will be recommended fiber most of all...and got one shop recommend me latex mattress

i google about Englander for the latex mattress recommended for me, but i cannot find useful info to differentiate or to find pros and cons between fiber and latex

anyone with experience can share here

as usual, old folks need a phone with button to press...
currently my mom using a samsung-duno-what-model which i bought her years ago, now the phone got issue at downstairs living, totally no line at all, while mate 9 and mate 20 got 1 or 2 bar...
any suggestion for phone which still got button and strong signal reception?

help appreciated.
