I notice that the resale units for Diamond City l are selling for a significant discount vs Setia Ecohill and Eco Majestic landed projects. Any reason why there is such a big difference?

Hi All

Which are the best new landed townships for a double story terrace house? I’m looking at the following locations with a 750k-800k budget and must be freehold. Looking at long term capital appreciation and future potential ( in 10 years).

1) setia ecohill Semenyih fully gated and guarded ( precinct 2 and 3). Individual title but with DMC. Very well maintained township with a neighbourhood mall and clubhouse
2) Elmina Green. Individual title but not gated and guarded. Very good location closer to subang
3) Eco Majestic Semenyih. Strata title. Very well maintained . A bit pricey
4) Tropicana Kajang townhouse: Strata title. Nice location but it’s not a double storey terrace
5) Bandar Seri Coalfield: lots of new launches, looks nice

Any others?

Recommendations for Mont Kiara Subsale

Hi All

Looking for recommendations on Mont Kiara Subsale properties around 600-650K, preferably 3 bedrooms for investment. After looking at a few areas, I have decided that Mont Kiara is likely my preferred choice especially for long term rentals.

Based on my research, it seems that I could likely get Vista Kiara, Casa Kiara 1, I-Zen, Laman Suria, Kiara Designer Suites.

I am leaning towards Kiara Designer Suites at the moment due to its slightly newer age and proximity to Garden School. Although located at at Jln Kiara 3, it does have a second entrance at Jalan Kiara 5.

Based on my budget, would there be any other developments that you would consider at Mont Kiara? Appreciate all comments

I’m looking for a 2-3 bedroom condo for investment within KV. I’m interested in KLCC area and Mont Kiara, but open to other areas. Prefer condos that are >900sft. Air bnb is a plus, but I’m also aware that such condos are usually not well maintained

Budget around 400-650K, looking for 4-5% yield or at least break even based on monthly rental. Must be freehold

So far, I’ve shortlisted the following and have seen a few units but can’t make up my mind

Regalia Residence @ JSI: Value for money,amazing location price approx 450-650K for 2 bedroom, can do air bnb but worried about long term maintenance of the development due to the sheer human traffic. Best ROI

Kiara Designer Suites at MK. 3 bedroom cost about 600-650K, well maintained. Expat community. Although located at Jalan Kiara 3, but closer to Garden school. Maintenance looks top notch. OK ROI and unlikely possible to air bnb

I-Zen: 2 bedroom approx 600-650 K. Great location nx to mall. However, the most expensive of the choices I’ve listed. Lowest ROI due to the pricier units.

Appreciate your views. Want to balance between ROI and future potential

Hi All

I’m looking to purchase a 2 bedroom 840 sft condo in Penang. It’s about about 30 years old

I plan to buy movable furnitures/ ikea

I only intend to do the following

Change tiles for 2 bedrooms

Completely redo bathroom in a basic way( redo tiles, change sink, shower area, remove bathtub x 2 bathrooms

Redo bathroom ceilings to plaster x2

Install new kitchen cabinet/ hood and hob

Paint the whole house

Only looking at basic type of fittings, nothing fancy

How much would I be expected to pay and how long will the renovation take?

I’m looking for a holiday home in Penang with access to the beach. When I’m not around I want to rent it for air bnb. However, I do want to ensure it’s not a money pit. I’ve listed the following options as the prices are quite attractive.

PS: I’m not considering buying a new condo due to the significant price difference

Which new precincts of Setia Alam are G&G

Hi All

I may be interested to invest in Setia Alan new projects( landed)

However I’m not sure which precincts are gated and guarded?

I email the sales agents and the answers given are not clear.

I’m not talking about fenced and guarded, but true gated and guarded with TOP notch security where owners sign a DMC. Any such precincts?

Also, which precincts have clubhouses or are eligible to use clubhouses?

Again, I’m looking only at new projects at Setia Alam
