            <description>Hi All&lt;br /&gt;&lt;br /&gt;Which are the best new landed townships for a double story terrace house? I’m looking at the following locations with a 750k-800k   budget and must be freehold. Looking at long term capital appreciation and future potential ( in 10 years). &lt;br /&gt;&lt;br /&gt;1) setia ecohill Semenyih fully gated and guarded ( precinct  2 and 3). Individual title but with DMC. Very well maintained township with a neighbourhood mall and clubhouse&lt;br /&gt;2)  Elmina Green. Individual title but not gated and guarded. Very good location closer to subang &lt;br /&gt;3) Eco Majestic Semenyih. Strata title. Very well maintained . A bit pricey&lt;br /&gt;4) Tropicana Kajang townhouse: Strata title. Nice location but it’s not a double storey terrace&lt;br /&gt;5) Bandar Seri Coalfield: lots of new launches, looks nice&lt;br /&gt;&lt;br /&gt;Any others?</description>

            <title>Recommendations for Mont Kiara Subsale</title>

            <description>Hi All&lt;br /&gt;&lt;br /&gt;Looking for recommendations on Mont  Kiara Subsale properties around 600-650K, preferably 3 bedrooms for investment. After looking at a few areas, I have decided that Mont  Kiara is likely my preferred choice especially for long term rentals.&lt;br /&gt;&lt;br /&gt;Based on my research, it seems that I could likely get Vista Kiara, Casa Kiara 1, I-Zen, Laman Suria, Kiara Designer Suites.&lt;br /&gt;&lt;br /&gt;I am leaning towards Kiara Designer Suites at the moment due to its slightly newer age and proximity to Garden School. Although located at at Jln Kiara 3, it does have a second entrance at Jalan Kiara 5.&lt;br /&gt;&lt;br /&gt;Based on my budget, would there be any other developments that you would consider at Mont Kiara? Appreciate all comments &lt;br /&gt;&lt;br /&gt;Thanks&lt;br /&gt;</description>

Prefer condos that are &amp;gt;900sft. Air bnb is a plus, but I’m also aware that such condos are usually not well maintained&lt;br /&gt;&lt;br /&gt;Budget around 400-650K, looking for 4-5% yield or at least break even based on monthly rental. Must be freehold &lt;br /&gt;&lt;br /&gt;So far, I’ve shortlisted the following and have seen a few units but can’t make up my mind&lt;br /&gt;&lt;br /&gt;Regalia Residence @ JSI: Value for money,amazing location price approx 450-650K for 2 bedroom, can do air bnb but worried about long term maintenance of the development due to the sheer human traffic. Best ROI&lt;br /&gt;&lt;br /&gt;Kiara Designer Suites at MK. 3 bedroom cost about 600-650K, well maintained. Expat community. Although located at Jalan Kiara 3, but closer to Garden school. Maintenance looks top notch. OK ROI and unlikely possible to air bnb&lt;br /&gt;&lt;br /&gt;I-Zen: 2 bedroom approx 600-650 K. Great location nx to mall. However, the most expensive of the choices I’ve listed. Lowest ROI due to the pricier units. &lt;br /&gt;&lt;br /&gt;Appreciate your views. Want to balance between ROI and future potential &lt;br /&gt;&lt;br /&gt;Thanks&lt;br /&gt;</description>

It’s about about 30 years old &lt;br /&gt;&lt;br /&gt;I plan to buy movable furnitures/ ikea&lt;br /&gt;&lt;br /&gt;I only intend to do the following&lt;br /&gt;&lt;br /&gt;Change tiles for 2 bedrooms &lt;br /&gt;&lt;br /&gt;Completely redo bathroom in a basic way( redo tiles, change sink, shower area, remove bathtub  x 2 bathrooms&lt;br /&gt;&lt;br /&gt;Redo bathroom ceilings to plaster  x2&lt;br /&gt;&lt;br /&gt;Install new kitchen cabinet/ hood and hob&lt;br /&gt;&lt;br /&gt;Paint the whole house &lt;br /&gt;&lt;br /&gt;Only looking at basic type of fittings, nothing fancy &lt;br /&gt;&lt;br /&gt;How much would I be expected to pay and how long will the renovation take?&lt;br /&gt;&lt;br /&gt;Thanks</description>

            <description>Hi All&lt;br /&gt;&lt;br /&gt;I may be interested to invest in Setia Alan new projects( landed)&lt;br /&gt;&lt;br /&gt;However I’m not sure which precincts are gated and guarded?&lt;br /&gt;&lt;br /&gt;I email the sales agents and the answers given are not clear.&lt;br /&gt;&lt;br /&gt;I’m not talking about fenced and guarded, but  true gated and guarded with TOP notch security where owners sign a DMC.
