I was in the MC of a Strata-Property.

all MC members were asked to sign the a/m.

But during the Tendering process, the Chairman tried to solicit support for his "Good Friend' to win the tender.

Committee member highlighted this to the MC and the Developer

Chairman then hires Lawyer to be in the MC and uses the same Lawyer to sue fellow committee member personally, alleging Libel Defamation

Are there any Malaysian laws regarding the Tender practices with Strata-Estates ?

Is it considered illegal for Office-bearer, e.g. the Chairperson to solicit other committee members to support this office-bearer's "close friend", to win the tender ?

Would it be considered a "Conflict of interest", or "Abuse of "Power" which breeches the MACC's Corruption Free Pledge

when this Committee member highlights such practices, the Chairperson uses the Estate-Appointed Lawyer, to sue fellow Committee member, alleging Defamation,

Hi,

Which is better - to buy an Annuity / Insurance Product
from an IFA or
from an Insurance Agent or
Go Directly to deal Direct with the Insurance company ?

From my experience, the Insurance Agents all behave like they are your "Best Friends" until AFTER You have bought the Policy,... the Staff turn-over is High.

The IFA that is prospecting me,.. is very skillful is using the psychology of "Dear Friend,..." to push Solutions (but when i see this IFA driving a Mercedes Benz,..I wonder how much $$$$ he makes from Clients, it may be "obscene",...

Anyone here dares to reveal, What is the commission paid out to Agents who sell Annuity Products ?

Another possibility is that I give the business to a Younger Agent - because this Younger Agent should out-live me, and thus will be around to service any future Policy maters.

Recently, I have been approached by Banker with proposal to co-finance an Annuity Insurance,

Bank pays 380,000
PolicyHolder pays 120,000
..to buy a 500,000 dollar annuity policy

Must wait 5 years before payout of about 21,000 pa
out of this 21,000, 4,300 will be deducted to pay for Bank's Financing interest, netting income of $16,630 pa.

Bank's interest rate pegged to SIBOR plus spread of 0.9%

Bank's principal loan of $380k will remain thorough the duration of the Annuity, until Policyholder dies

Are such Deals, considered High risk ?

Pros, Cons ?

What else can invest nowsadays - considering the very low time deposit rates ?

Hard Disk Folders become Applications, Help !

Good Day, All,

I have 2 notebook pc's, both running on windows 7 & windows 7 starter,
plus 4 pocket hard-disk
and about a dozen thumb-drives

Recently, I plugged in a pocket-hard disk into the community centre's pc, and it got infected
with some kind of a virus, whereby the file folders changed into application folders.

the only way to access the files ( mostly word, eXcel, and picture, videl files)
is to double-click on the application folder,..then a new window opens and the folder containing the files show

This is frustrating.

I sent the lot to a shop in Sin Lim Square, SG & at first the Technician said, "can clean up",.
which he did by extracting only the non application files into a new 4TB PHD.

But the problem persists with my pc's & PHD's,...

I don't dare to try the self-help instructions from the net, because I am not familiar with having to type commands into the pc,...

Are there anyone out there, who can help me ?
