            <title>First month utility bill payment</title>

            <description>I am the landlord and i am renting my unit to my tenant. Tenant gonna start renting on 1/1/2022.&lt;br /&gt;&lt;br /&gt;My question is regarding the utility bills. My period of TNB bills is from 13/12/2021 - 12/1/2022. How should this goes around?&lt;br /&gt;&lt;br /&gt;Should i pay for the following :-&lt;br /&gt;A) pay for first month (incur losses) &lt;br /&gt;B) pay 50-50 with tenant&lt;br /&gt;C) pay as per my previous bill record (RM 3 for every month) &lt;br /&gt;&lt;br /&gt;In the meanwhile I am gonna contact tnb on the possibility of viewing my bills on real time which means till 1/1/2022 so I can pay my part. &lt;br /&gt;&lt;br /&gt;Of course assuming tnb cant view live on my bills, what is the suggestion? &lt;br /&gt;&lt;br /&gt;First time become landlord so seeking for input. &lt;br /&gt;&lt;br /&gt;Thanks in advance. &lt;br /&gt;</description>

            <title>Water Heater</title>

            <description>Hi. I am in the middle of renovation now and since FMCO, everything is stopped as of now. Since free lately, I went and spot check the house.&lt;br /&gt;&lt;br /&gt;I tested the water heater. Basically I on the switch and put the temperature to max for 2-3 min, the water heater is not producing enough heat for the water. Its like slightly extra on top of warm water. Temperate which won&amp;#39;t burn your skin. I tested both of the water heater and its same result. Brand of the water heater is Faber Water Heater Pebbles.&lt;br /&gt;&lt;br /&gt;Is the water heater faulty?&lt;br /&gt;&lt;br /&gt;By the way my unit is a condo unit. &lt;br /&gt;&lt;br /&gt;Any idea or suggestion?&lt;br /&gt;&lt;br /&gt;Thanks.</description>

            <title>Riana South - additional room</title>

            <description>Hi, need some quick opinion from all of you here. Just got my key for Riana South. Its a 947sqft with 3 +2. &lt;br /&gt;3 bedroom, 2 toilet (one attached with master bedroom)&lt;br /&gt;&lt;br /&gt;So the question here is should I add in another room making it 4+2? For renting purposes&lt;br /&gt;&lt;br /&gt;If I add in another room, gonna be extra tenant sharing the bathroom. Instead of 2, now become 3. The so call living gonna be scrapped off hence no more living room feel. Feel guilty doing that lol. &lt;br /&gt;&lt;br /&gt;At the same time, it&amp;#39;s gonna bring more rental if additional room was added. &lt;br /&gt;&lt;br /&gt;Target market usually is student mainly coz near to college.&lt;br /&gt;&lt;br /&gt;At the same time, would you encourage installing all those necessities like bed etc ourself by finding different supplier or just get thing done under one off. Lots of package offering such kind of services. &lt;br /&gt;&lt;br /&gt;So the question is, should I add in additional room? &lt;br /&gt;&lt;br /&gt;&lt;br /&gt;Thanks for your input.</description>

            <title>Early settlement of Car Loan</title>

            <description>Quick question&lt;br /&gt;&lt;br /&gt;Would it be wiser for me to settle of the car loan or just pay monthly? &lt;br /&gt;&lt;br /&gt;Loan amount left :RM 9613&lt;br /&gt;Monthly loan rate : 3.58%&lt;br /&gt;Monthly payment : RM 393&lt;br /&gt;&lt;br /&gt;Thinking of using FD money to pay off the loan since the FD is computing at 4%/annum while the rate is compounding 3.58%/monthly. Would it be wiser? I foreseen I don&amp;#39;t need to use the FD money in the future.&lt;br /&gt;&lt;br /&gt;All inputs appreciated. &lt;br /&gt;&lt;br /&gt;Thanks&amp;#33;</description>

            <title>Company Loan or Bank Loan?</title>

            <description>I am about to purchase a 600k condo house.  Given the dillema or choosing between company loan or bank loan&lt;br /&gt;&lt;br /&gt;Company loan offering 2% interest rate as long as I work there.  Need to refinance if I am out of the company.  Need to pay loan agreement fees and etc as company loan requires us to use company panel lawyer.  Most probably around 10k.  SPA fees all borned by developer. &lt;br /&gt;&lt;br /&gt;Bank loan offering around 4.3%. All fees are free (spa, loan etc) &lt;br /&gt;&lt;br /&gt;Since the property requires 4 years to finish, I am going to pay progressive payment.  Most probably the difference is little for 2% and 4% along this 4 year.  However, once i start paying full installment amount, there is a huge gap of  RM 700+. &lt;br /&gt;&lt;br /&gt;Question now is :-&lt;br /&gt;1) I have no idea whether can I stay for another 10 years in current company.  If you were me, which loan do you take? &lt;br /&gt;&lt;br /&gt;Advice and enlightenment needed from fellow friends. &lt;br /&gt;&lt;br /&gt;Thank you. &lt;br /&gt;</description>
