Hi everyone, I recently received a status update on my "KEDIAMAN KOMERSIAL" application showing “TAWAR”, but the agent hasn’t contacted me yet. Should I wait for them, or reach out myself?
I’m also considering giving up this unit because I’m planning to apply for a different project. I understand that you can only purchase one unit.

If I ignore this current offer and the agent doesn’t contact me, will my application status eventually change and the unit be offered to someone else? If that happens, will I still be eligible to apply for another project, or will I be barred for two years?

Would really appreciate any advice—thanks!

Bought my house in Tropicana Aman Hana & gotten my keys last year around Nov 2025. Submitted my defects on the same month and only 5 defects have done (out of 100+ defects). It’s already Mar 2026.

I came across Senze PICC by Hunza and was wondering if it is a good idea to own one. The Pro is near to future LRT, hospital, shopping mall since it is a township. The Con is only one car park and very expensive around RM860 per sf. I can buy for investment (for now) and for own stay when i am retiring in 10 years. What do you guys think ? Opinion needed. thanks

I'm trying to research my options and can't seem to find much information on this online.

Some background:

- 5+ years since S&P, so no RPGT should be applicable
- 5+ years since loan disbursement, so no lock-in or early settlement penalty
- Sole owner and sole name on loan
- Purchase price around RM450k, loan remaining around RM400k, market value around RM500k
- Purchased as a sub-sale unit with perfected title
- No outstanding payments for utilities, maintenence, assessment/taxes etc

My question is simple - how much would it cost me to:
a. Settle the loan with the bank (but keep the property); or
b. Outright sell the property

I am aware that for selling there is an agent's fee of 2-3%, what else? How about early settlement with the bank?

Revive this thread a bit. Am looking at a 3 bedder or even 4 in mk. Purely for investment purpose. Actually for rental yield. I understand its gonna hard to find capital appreciation. But i do think mk prices have little roon to go down.

Budget prob ard 1.2m to 2m.

My thinking, expats would prefer 3 beds or 4 beds. Idk if i am right? Hence would love your expert inputs.

Some condos i have shortlisted
1. Seni big units. Good views but is it far from ammenities and schools?
2. Pavillion hilltop and new pavillon. Also same concern as on map. It seems not walkable to food options and schools.
3. Sefina.
4. Mont residences seems close to gis. But far from makan

Which other condos would you think is worth to invest?

Anyway. My intention is purely for rental yield.

Mainly looking around Kelana Jaya / Ara Damansara side since need to travel along LDP (Kepong ↔ Puchong quite often).

Budget below RM3k
Decent environment, not overly crowded
At least 2-room layout preferred

Azure Residences above Paradigm Mall seems very convenient.
Is it still a good choice now for it has been almost 10 years?

How’s the crowd, noise and lift situation there these days?
Any better PJ options within similar budget worth considering?
