            <description>Hi everyone, I recently received a status update on my &amp;quot;KEDIAMAN KOMERSIAL&amp;quot; application showing “TAWAR”, but the agent hasn’t contacted me yet. Should I wait for them, or reach out myself?&lt;br /&gt;I’m also considering giving up this unit because I’m planning to apply for a different project. I understand that you can only purchase one unit. &lt;br /&gt;&lt;br /&gt;If I ignore this current offer and the agent doesn’t contact me, will my application status eventually change and the unit be offered to someone else? If that happens, will I still be eligible to apply for another project, or will I be barred for two years?&lt;br /&gt;&lt;br /&gt;Would really appreciate any advice—thanks&amp;#33;</description>

The Con is only one car park and very expensive around RM860 per sf. I can buy for investment (for now) and for own stay when i am retiring in 10 years. What do you guys think ?             <description>I&amp;#39;m trying to research my options and can&amp;#39;t seem to find much information on this online.&lt;br /&gt;&lt;br /&gt;Some background:&lt;br /&gt;&lt;br /&gt;- 5+ years since S&amp;amp;P, so no RPGT should be applicable&lt;br /&gt;- 5+ years since loan disbursement, so no lock-in or early settlement penalty&lt;br /&gt;- Sole owner and sole name on loan&lt;br /&gt;- Purchase price around RM450k, loan remaining around RM400k, market value around RM500k&lt;br /&gt;- Purchased as a sub-sale unit with perfected title&lt;br /&gt;- No outstanding payments for utilities, maintenence, assessment/taxes etc&lt;br /&gt;&lt;br /&gt;My question is simple - how much would it cost me to:&lt;br /&gt;a. Settle the loan with the bank (but keep the property); or&lt;br /&gt;b. Outright sell the property&lt;br /&gt;&lt;br /&gt;I am aware that for selling there is an agent&amp;#39;s fee of 2-3%, what else? How about early settlement with the bank?</description>

I understand its gonna hard to find capital appreciation. But i do think mk prices have little roon to go down.&lt;br /&gt;&lt;br /&gt;Budget prob ard 1.2m to 2m.&lt;br /&gt;&lt;br /&gt;My thinking, expats would prefer 3 beds or 4 beds. Idk if i am right? Hence would love your expert inputs.&lt;br /&gt;&lt;br /&gt;Some condos i have shortlisted&lt;br /&gt;1. Seni big units. Good views but is it far from ammenities and schools?&lt;br /&gt;2. Pavillion hilltop and new pavillon. Also same concern as on map. It seems not walkable to food options and schools.&lt;br /&gt;3. Sefina.&lt;br /&gt;4. Mont residences seems close to gis. But far from makan&lt;br /&gt;&lt;br /&gt;Which other condos would you think is worth to invest?&lt;br /&gt;&lt;br /&gt;Anyway. My intention is purely for rental yield.</description>
