            <description>I&amp;#39;m at a stage to choose to maintain my fully paid low cost flat for below 800 rental, or sell it for 200k to service another multiple decades mortgage, higher yield rental condo.&lt;br /&gt;I know low cost flat is easier to rent out, but selling it at good price require almost  50 to 100k to renovate it.&lt;br /&gt;Getting a better rental yeild condo means talking risk of non performance, high fees, and worst exit strategy.&lt;br /&gt;&lt;br /&gt;Anything else I have missed?</description>

            <description>Hello Everyone,&lt;br /&gt;&lt;br /&gt;Would like to seek your kind opinions on a good set and forget reliable insurance for my newborn (now 4 months old). &lt;br /&gt;&lt;br /&gt;Budget wise I am open to RM200 - RM350 a month (happy to consider other sums if it is the best value overall).&lt;br /&gt;&lt;br /&gt;Focus wise, am looking for something necessary and anchored in reality. Things like RM15 million cap sounds good on paper but in reality not much use.&lt;br /&gt;&lt;br /&gt;At the same time, am also looking for one myself too (age 31, married, healthy, non smoker/drinker). Any suggestions?&lt;br /&gt;&lt;br /&gt;Note: I saw the news on the upcoming reforms etc, should I wait longer? I need around 80-100k to sort out the new house (downpayment etc).&lt;br /&gt;&lt;br /&gt;The old house should be sold in 1-2 months time which I&amp;#39;ll immediately pay back the 80-100k loan.&lt;br /&gt;&lt;br /&gt;May I know what&amp;#39;s the best option for me?</description>

            <description>Hi,&lt;br /&gt;&lt;br /&gt;We were recently instructed by our bank to stop using their proprietary application for generating payroll file. Instead, we now must use the bank’s newly provided Excel/CSV/TXT templates, which are then uploaded through the bank’s online portal.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;We are using Access UBS Payroll currently supports exporting payment data to Excel through the External Application feature, where we can select the intended bank. However, the issue is that the bank requires the receiving bank code to be in alphabetic format, while UBS generates this field in numeric format.&lt;br /&gt;&lt;br /&gt;I’ve already raised this matter with UBS, but they’ve informed me that no enhancement will be implemented unless at least two customers request the same change.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;I would like to know if there are any other companies experiencing this same issue. FYI, The bank is Hong Leong Bank. Also we use several banks other than Hong Leong for salary payment and they have no problem to accept numeric format.&lt;br /&gt;&lt;br /&gt;Thank you&lt;br /&gt;&lt;br /&gt;</description>

            <description>So long story short, I sent my watch for auction in Hong Kong. Estimated to fetch about RM80k - RM 120k subject to bidding of course. I filled up the auction form to wire money to my account. They can only do ONE transaction. No multiple accounts, no crypto. What&amp;#39;s the best way to wire money back to my Malaysian bank account? And what about LHDN kena tax or not?&lt;br /&gt;&lt;br /&gt;I read one-off auction winnings, personal item strictly non-business related no tax la, I called LHDN to ask they asked me to read this garis panduan cukai which is damn long and after reading I&amp;#39;m still confused, all about syarikat but this is individu. So if I borrow rm5k its rm194 interest for 12 months. &lt;br /&gt;&lt;br /&gt;The terms I see is if below rm5k there is a one time charge of 2% which is essentially half. &lt;br /&gt;&lt;br /&gt;So im thinking of applying for 5k even though I actually only need like 2.9k&lt;br /&gt;&lt;br /&gt;My question is &lt;br /&gt;1.
