Asking for tips for looking for/buying a house

First time looking for a home to buy, I've been browsing a few property listing websites and I'm seeing houses being priced way below the other listings in the area and I'm assuming that it is highly likely that something is not right, just not outright sure if it's a scam or I'm not seeing what's the caveat to the listing can get the pricing so low, the agent also has other properties that are below market prices at other areas.

I'm wondering if there are any other pitfalls/scams/time waster I should look out for and avoid? I tried looking at the property subforum but all I'm seeing is people arguing whether the development is good or not in terms of investment.

What brands are recommended for car tinting? what feature to look out for in tinting films? what should I avoid from buying?

just went to puspakom for ownership change and had to koyak the front windshield and the two side windows. I'm thinking as long as can pass jpj ok already, not going to puspakom anytime soon anyways.

Who to call for wild monkey control?

This morning got a bunch of monkeys going through my trash but I didn't bother scaring them away since whatever left by the contractor bandar is not much an I can easily clean, when I walk pass them to get to my car they ran away.

The problem is that the monkey leader think this is a threat to his troupe, and started charging me, I stood my ground and nothing bad happen, the monkeys moved away for now.

What I worry is that there's a kindergarten nearby and I'm worried that the kids there sooner or later kena attack. Now who do I call to relocate the monkeys? Preferably legal.

I probably buy toy snakes and the realistic looking tiger plushie in the meantime.

What to do when car overheat?

My car just overheated and the needle went into the red zone, lucky I was parking at my office when this happened.
Right now I'm letting it cool off but don't really know what to do next. I already topped up the coolant a month ago, could it be the radiator fan dieded? because aircond also no feel cold the past few days.

Is it safe to drive to bengkel or should I call a tow truck?
