Car loan vs house loan

I'm getting a used car from direct owner.

Currently I have the $$$ parked as advance payment in my mortgage semi-flexi loan. Current ongoing interest here is 3.3%.

Option A :I can apply hire purchase loan for 3.03% and 5 year terms.
There is additional processing fee and HDPTA insurance here. And banks requires additional Puspakom tests too.

Option B: I can withdraw the advance payment from house loan, and buy it cash.
But then I have to contra this and pay extra installment for housing loan.

Based on quick calculation at https://www.calculator.com.my/ - I see 40% savings in term of interest if I go for option B. (assumption mortgage interest gradually increases to 4% in coming years)

What is suggestion here?

My bathroom floor is leaking and they have solution to remove the grout and waterproof with their chemical - the floor and 5 feets of wall.
But price is like $4000 for 200sqr feet. With 2 year warranty.

Not sure if its worth it.

Another option am looking into is PU Injection.

I bought an imported second hand car 3 years back, directly from the owner. Bought it cash, hence didn't require mush paper work.

Now that I'm trying to sell it, and prospect buyers want to apply loan; the AP is required. The previous owner didn't hand this over to me.
And now when I called him, he can't recall having it. It was under loan previously, so I assume he had the AP.

Any other source for me to retrieve the AP now? Customs? JPJ? His loan bank?

Best channel sell my property

I want to let go one of my property - slightly under market value so the buyer can get at least 95% loan.

I advertised in Mudah.my (priority subscription once a while), contacted few agents, and also placed a banner.

After 5 months, I had like 5 prospects via agent, and one direct buyer.

Out of 5, only one made a concrete offer, but was 5% lower then my expectation - I dropped the price a little by 2.5%, but he never came back.
Also I believe, the agent was not being pro-active here.

I understand that some party are speculating about soft property market, I do see active purchasing going on at my area. There is hardly any unit below 800K available. Those available are either overpriced or no good Feng-Shui (facing main road, next door not clean).

Not so desperate to sell mine - but would like to know how to play in this space.
Are other channels like IProperty, PropertyGuru , better channels?

PS : My landed property MV is 950K , lease hold but 90 years remaining
Another is condo with MV 800K, freehold, but title not received yet.

Is Waze up to date with these AES locations? I tried routing, but it didn't show any in summary.

And do they have speed trap between 6am to 10am? Usually I notice only during non-peak hours.

Thinking of bringing my 6 years old and 2 years old to Legoland JB this school holidays?

Maybe 2 days and 1 nite trip , with 1 full day access to theme park only.
Most probably Friday - 22nd Dec

Understand queue will be long - but is it really bad? Is there sufficient attractions for young kids?
Any reviews or suggestions on hotels?
Overall is it worthwhile?

Next alternative is PD Beach.

About to sign SPA and Loan Agreement after purchasing my landed property.

Developer giving few things together with the purchase like solar water heater, jacuzzi and few other things.

These things are not mentioned in the SPA. Surprisingly so since even toilet bowl , and locksets are mentioned there.

So they prepared a separate agreement saying that these will be installed within 2 months of VP. Which is fine

My concern is that some clauses here (f & g) sounds too stern

QUOTE

(e) from the date that you take vacant possession of the above Property together with Fixtures andFittings, you shall pay two (2) months' advance and three (3) months' deposit in respect of theservice charge in accordance with Clause 7 of the Deed of Mutual Covenants. (f)irrevocably undertake not to raise or rely on this arrangement as a claim or defence in anylegal proceedings initiated in the event of dispute under this letter or otherwise;

2005 Alphard 2.4 Timing Belt

Recently I start hearing a squeaking sound from my engine (most obvious is right side).
It only happens at low speed, usually when driving out the car after parking.

It doesnt happen at speed above 30kmh or while its stagnant. Its already reached the milleage of 260K km.

Recently took it to my trusted workshop - and he seems to be suggesting it requires timing belt changed.
And then need to change the tension-er pulley as well.

But reading online, 2.4 should be using timing chain. Only version 3.0 above uses timing belt.
Don't think the foreman is trying to trick me here - maybe oversight from him.

Any suggestions sifus?
