What is mortgage insurance?

Some of us wonder if MRTA and MLTA mortgage life insurance are the same. Well, the answer is that it is not! Both of these elements have the same concept, which is life insurance, but the characteristics of both are pretty different.

Mortgage Reducing Term Assurance (MRTA) is a type of life insurance that will help to settle all the outstanding balances on your home loan in the event of death or total and permanent disability (TPD). Meanwhile, Mortgage Level Term Assurance (MLTA) is a type of life insurance, but it is a type of repayment of your outstanding home loan as well as there is a guaranteed cash value.

For instance, if you passed away and had purchased an MRTA, the payout goes directly to the bank to settle your outstanding mortgage loan. However, your family will not gain anything from it because, with this type of mortgage, the bank will act as the beneficiary of an MRTA. The bank will help you settle all the outstanding amounts on your property.

Meanwhile, the MLTA mortgage is slightly different from the MRTA mortgage. With MLTA, you can nominate your own beneficiary and not just will the payout settle your home’s outstanding, but your beneficiary will also receive a cash benefit. The best thing about MLTA is that it can be transferred to your new property or refinanced, unlike MRTA, whereby you can’t do it.

What is life insurance?

Life insurance is not the same as a mortgage. In the event of your death during the policy term, life insurance pays your loved ones a sum of money. The premium for life insurance is also determined by the policy value, age, gender, and health. There are two types of insurance under life insurance: Term Life Insurance and Whole Life Insurance. Both serve as insurance and protect your family, but there are distinctions between them. We’ll go over it again below to make sure you understand.

What are the differences between mortgage insurance and life insurance?

Even though mortgages and life insurance may sound similar, they have distinct characteristics.

Mortgage insurance is a type of home loan insurance designed with a reducing sum insured. However, the death benefits will decrease over time to match your mortgage balance, while the premiums will remain constant. Mortgage insurance will also protect your heirs if you die. The payout will be paid to your heirs or lender depending on the type of mortgage insurance you choose: MRTA or MLTA.

Meanwhile, life insurance offers the most cost-effective financial protection for your family. It has a fixed death benefit and premiums. You must purchase a specific plan, pay the premiums, and the payout will be paid directly to your beneficiary after your death. However, there are two types of insurance under life insurance: term life insurance and whole life insurance. Term life insurance and whole life insurance both provide the same death benefit. Still, term life only protects you for a set number of years. In contrast, whole life protects your entire life (coverage that lasts as long as premiums are paid).

Is DAP the Most Evil Entity on Earth?

Looks like from the LYN forum to even news headlines that DAP can be painted as almost the most evil entity in the world.

List of evil doings that DAP accused of below in no particular order:

1. Terrorism?
2. Racism? Chinese-only party?
3. Brainwashing students?
4. RBA?
5. Komunis?
6. Anti-Islam?
7. Agent or penjilat CCP?
8. Underworld criminal?
9. Ah Beng gangster?
10. Hidden hand behind the government?
11. Wayang kulit helping the Malays?
12. Rapist? From fellow contributor
13. Anti-royalty? Hina royalty? From fellow contributor
14. You name it and still counting, where all are perceived to be linked or equal to DAP itself especially in the cyber world. Apa salah aje, itu mesti salah DAP. More so with recent developments.

However ironically DAP can still participate in previous GEs, in GE14 dapat kerusi terbanyak somemore, zaman Najib & BN didn't ban DAP, so does Tun M now and dapat lagi jawatan menteri lagi. So all the previous and current Malay leaders actually love DAP in silent? All just put up a show fighting DAP?

Or is it DAP actually achieved invincibility? But wait, it is also suffering and actually bleeding with recent developments. So macam mana wahai puak-puak rasis dan ekstrimis semua?

I earlier replied the above in a R&R infested thread but there is no proper reply. Therefore I post it here before I undur from /k and hand it over to you all paid trooper (& the brainwashed). It is getting very stale.

Gathering all Malaysian against Extremists

I rarely post a topic throughout my 14 years+ in LYN. It had been aching my heart through what is happening and developing in recent Malaysia happenings.

Still remember pre-GE14 where I watch the PH advert showing Tun M cried with small two kids saying how he had done wrong and now wants to right the past. Zooming to now Q4 2019... things looking bleak with race & religion card being utilized to the max instigating as well as dividing Malaysians and Najib along with cronies still not jailed. Economic situation still not recovering and our MYR currency still weak. News of job scarcity is rampant too. Next to come, probably higher inflation as a result of fuel subsidies removal and many new type of taxes introduced.

Most people I know including family, relative & friends rather choose the ignorance is a bliss stance. Many do not even want to read latest news anymore at all since chances are it will be aching our hearts seeing the post GE14 Malaysia like this. I told myself can I live like this? As a M40, money no enough to get out & practically stuck here. As a frequent LYN reader & as per everyone else notices there are an increase of dupe accounts after GE14 & the replies are very 3R extreme, with some to the point of outright vulgar. Events after events seeing PH being shaked and ambushed by hidden hands & dark forces from within, so as usual the dupes stormed in LYN with fake news/info and I found out there are lesser & lesser people to reply against these jerks. The dupes (or I call them extremists) spread fake news and hate uncontrolled. So being myself cannot letting fake news and hate spreading like wild fire, as usual I participated in the recent topics of LTTE or Tamil Tigers terrorists related arrests of many PKR & DAP members. To my surprised there are lesser and lesser good samaritan and moderates against these dupes and extremists. Even LYN mods & staffs are not doing much to curb these extremists and dupes. Probably the good guys are now getting fed up and start practicing being ignorant too. Since then I had been debating with these extremists for two late nights straight and below is what I want to share in my second night's fight as a summary:

"Do call me a crazy social justice keyboard warrior but I am not living as a hypocrite as the likes of some of you extremists & dupes.

Openly bringing home ISIS defectors with unknown jail sentence and even pardoning a woman. God knows how many they had killed there in middle east. And stop the excuse of bringing our citizens home bullshit, there is no such law of obligation.

Now tangkap DAP & PKR politicians alike on god knows what link to an outdated terrorist organization. If they had killed or contributed to assasinations, or plan on a war, then put them all on trial now & expose to the public. There is no need Sosma & there is nothing to hide. Mind you, both PKR & DAP members are caught including two assemblymen and the public deserve to know. Otherwise it is getting obvious that it is all political motivated and it is beyond dirty.

And about the money trail to Tamil Eelam people or to actual LTTE army which is formally defunct internationally? Mind you Tamil Eelam is a location place, just like Palestine!

Palestine Hamas is officially another terrorist organization & tabung for them everywhere in Malaysia but we turned a blind eye. One extremist even pointed the obvious that Malaysia do not regconize Hamas as terrorist. That is an outright double standard & being a blatant hypocrite, since Palestine case is very similar with what happened to Tamil Eelam. Even more ironically of us is we don't regconize the active Hamas and regconize the defunct inactive LTTE as terror group.

Abu Sayyaf and IS are still freaking rampant terrorizing our soil and waters, we rather do nothing instead spend resources on a defunct LTTE.

So as a human please stop living as a god damn hypocrite & extremist. God will judge. We are all humans end of the day."

I just felt obligated to share this with everyone, as a Malaysian. Seriously it is difficult for me not to care or just ignore what is happening... it is my innate. And I do know it is kind of wasting time reasoning with these dupes and extremists. It is also tiring being sleepless for two nights straight doing what I thought as keyboard warrior community service for the people. Yes I know it is silly and sounds stupid, but all these truly from bottom of my heart.

TLDR, sad with the country's development post GE14 and stuck. Growing dupes, extremists and fake news. Feeling helpless unable to change anything. Hence this rant calling similar minded for people.

Speeding vs Lane Change

Need guide and actual law enforcing this. Who is the right one here? It is on a 3 lane PLUS highway

A = speeding car on the fast lane (speed limit 110 km/h) at 140 km/h

or

B = normal car suddenly switching from middle lane to the fast lane at 90-100 km/h suddenly

A rear ended on B due to unable to stop sufficiently due to the short distance.

Please help. It is kind of unfair using who hit the back got to pay in this situation because even a non-speeding car can get into this situation.

If both also wrong, I think is not right because if like this any car will just simply switch to fast lane cause accident and victimize others.
