buying house, loan or cash?

My brother at his age of 54, planning to buy another 2nd hand house worth RM950K with cash money. He works as manager in local company and can entitle to get loan.

The reason he buy cash is he dont want to have any debt and he can affort to pay cash from his saving in epf, asnb and fd with total aruond Rm3m. Also he can save on the bank loan agreement which cost few thousand.

But will this trigger LHDN to audit him?
He pay tax every year, just dont want to get in the trouble to be audited.

Also is it worth in term of saving few thousand of loan agreement but loss the opportunity interest he can earn if he continue put the RM950k in epf or asnb which can get around 6%-5%?

Any input or comment are welcome before he make decision. Thanks
