Stamp duty on on strata title transfer

Let's say I bought a property under development. So I sign S&P with the developer and pay the stamp duty based on the sales price of say 500k. Ok no issue.

3 years later take possesion of the property and live in it.

Strata title comes out in another 3 years. By this time, lets say that property price has gone up to 800k.

The developer say I have to pay another round of stamp duty before the title can be transfered to me, but this time the calculation will be based on 800k valuation.

So is this true that we have to pay stamp duty to the HASIL twice on every property transaction?

Understanding Hire Purchase interest

I've always been understood that interest rates for Fixed rate loans (like HP and personal loans) are often effectively higher than is quoted, compared to Reducing balance loans.

Assuming a hypothetical question: I want to buy a 100k car. If I have 100k cash, should i buy the car in cash terms or put it in FD at 3.5% pa and take up HP offer (say, 90k loan for 5 years at 2.5%)

if choose option 2, using an online calculator, it will show that the effective rate is about 4.73% which is way higher than the FD rate.

Yet...

- the HP interest paid over 5 years is 90k x 2.5% x 5 years = 11250

- fd interest received 90k x 3.5% x 5 years = 15750

so is it better to choose option 2 despite higher effective rate? Or is there some error in my understanding?

Insurance coverage for baby

Any parents here keen to share info on how they are doing coverages for their babies?

I am looking for something simple - just mainly medical card. But a couple of insurance agents told me nowadays medical card only is very expensive and recommend all those investment linked/education one which I am not keen on. Is this true? Seems to me they are just out to make a fast buck.

Thanks for any feedback.
