PETALING JAYA: Malaysia's residential property prices are expected to increase only modestly this year, by around one to two per cent, according to Real Estate and Housing Developers' Association (Rehda) president Datuk Ho Hon Sang.

Speaking at the CEO Series 2026 pre-launch press conference today, Ho said that while construction costs are rising due to operational and logistics pressures, most developers remain cautious about increasing selling prices, as affordability and financing considerations continue to influence buyer demand.

"Perhaps one to two per cent is enough to cover the additional cost, but not 10 to 20 per cent," Ho said at the press conference for the CEO Series 2026 pre-launch today.

He said that any price adjustments are likely to remain modest and will also hinge on additional costs arising from government measures to be introduced in 2026.

Ho noted that construction costs are anticipated to increase by about two to three per cent, but developers are unlikely to pass the full impact on to buyers.

He was responding to Prime Minister Datuk Seri Anwar Ibrahim's remarks yesterday that the government may consider relaxing import conditions, if necessary, to ensure construction material costs remain contained and do not burden the public.

Ho said the statement serves as a reminder to industry players to manage costs responsibly.

"Local producers and manufacturers need to be very vigilant about what the Prime Minister said so that costs remain under control," he said, noting that most construction materials are sourced domestically.

He added that higher operating expenses, including enforcement on overloaded lorries and other compliance measures, continue to contribute to rising project costs.

"Some may adjust costs slightly depending on the product, but generally it is not easy to increase the selling price. Realistically, the price should increase as well but not necessarily, because this is business," said Ho.

Savills Malaysia is not overly concerned about the recent uptick, as it coincides with sustained labour market expansion and income growth. The first interest rate cut in five years by Bank Negara Malaysia in July 2025, which lowered the policy rate by 25 basis points to 2.75 per cent, is also expected to lift market sentiment. This is further supported by government measures to ease cost-of-living pressures.

Malaysia’s employment market remains a key pillar of demand. Labour participation reached a record 70.9 per cent in September 2025, while unemployment fell to a 10-year low of three per cent, underscoring resilient domestic consumption. Khong said favourable demographics and political stability continue to provide a solid foundation for real estate growth, alongside strong investment activity.

From a macro perspective, economists are cautiously optimistic. Quah He Wei of AllianceDBS Research Sdn Bhd expects a gradual recovery to continue, citing healthy supply-demand dynamics, lower interest rates and steady labour force growth. Despite affordability challenges, Malaysia’s property sector recorded quarter-on-quarter growth of 10 per cent in the third quarter of 2025, supported by stronger-than-expected GDP growth of 5.2 per cent year-on-year. Commercial and industrial properties were standout performers as approved investments from previous years moved into the implementation phase.

Policy support is also expected to underpin demand in 2026. Measures announced in Budget 2026 include a doubling of financing guarantees for first-time homebuyers to RM20 billion, extended stamp duty exemptions for homes below RM500,000, and higher cash assistance under social support programmes. Together with a seven per cent salary increase for civil servants, these initiatives are expected to help sustain housing demand.

Infrastructure delivery will be another major catalyst. Key projects scheduled for completion or commencement in 2026 include the LRT Shah Alam Line, the Johor Bahru–Singapore RTS Link, the East Coast Rail Link connection to Gombak, and the Penang LRT Mutiara Line. These projects are expected to reinforce urban development and improve connectivity across major growth corridors.

On the industrial front, logistics and data centres are powering expansion, driven by rapid artificial intelligence adoption and rising digital infrastructure needs. Johor, Klang Valley and Penang continue to attract strong interest, with Johor emerging as a regional data centre hub. Managed industrial parks and premium sites with robust power and water infrastructure are expected to see firm demand and higher capital values.

Meanwhile, Kuala Lumpur’s Grade A office market remains resilient, favouring quality buildings with strong sustainability credentials and transit connectivity. Retail is evolving towards community-centric and experiential formats, while hospitality players are pivoting towards sustainability ahead of Visit Malaysia Year 2026, supported by new ESG initiatives led by the Malaysian Association of Hotels.

Last month, authorities announced the country’s first super-large, low-grade gold deposit in Liaoning province, with confirmed reserves of 1,444.49 tonnes (50.95 million ounces).

The Ministry of Natural Resources said it was the largest single gold deposit found since the founding of the People’s Republic of China in 1949.

In November, officials also reported the discovery of a gold deposit in the Kunlun Mountains near the western border of the Xinjiang Uygur autonomous region, with estimated reserves of more than 1,000 tonnes (35.27 million ounces).

In November 2023, Shandong Province said it identified about a quarter of the nation’s gold reserves, including more than 3,500 tonnes (123.46 million ounces) on the Jiaodong Peninsula – the world’s third-largest gold mining belt.

China is the world’s largest producer of gold ore, with output reaching 377 tonnes (13.3 million ounces) last year, according to the China Gold Association.

Despite leading global production, the country still lags behind South Africa, Australia and Russia in terms of proven reserves.

China spent CNY115.99 billion (US$16.47 billion) on geological exploration last year. Since the start of the current five-year plan in 2021, total investment in mineral exploration has approached CNY450 billion, leading to the discovery of 150 mineral deposits, according to the Ministry of Natural Resources.

The discoveries come as global gold prices continue to climb, fuelled by currency volatility, geopolitical tensions and heavy buying by central banks, particularly in emerging markets seeking to diversify their reserves.

Spot gold was trading at US$4,407 per ounce at the time of publishing, 68% higher since the beginning of the year.

MUAR: Maharani Freeport, the country's first duty-free energy freeport, is set to dominate the world's busiest oil highway today.

It went into full commercial operations moments after its official launch by His Majesty Sultan Ibrahim, King of Malaysia, today.

The 3,200-acre (1294.9ha), privately developed deepwater hub aims to draw RM144bil in global investments and support 45,000 direct and indirect jobs in the Straits of Malacca, where one in every five barrels of oil is shipped.

A freeport is a sovereign-designated port zone where goods can enter, be stored or processed, and leave again without paying customs duties or most taxes unless they move into a country's domestic market, making it a magnet for global trade, faster logistics and heavy investment.

Developed by Maharani Energy Gateway Sdn Bhd (MEG) as a one-stop global oil trading and maritime services centre, the national-status project places Malaysia in the heavyweight league of international freeports straddling key energy routes.

MEG executive chairman Datuk Dr Daing A. Malek Daing A. Rahaman said the freeport was already trading oil and offering storage, transshipment, blending, bunkering and ship-to-ship (STS) transfer services, months ahead of mass infrastructure completion.

The ceremony drew over 1,500 delegates, including the Johor Regent Tunku Mahkota Tunku Ismail Sultan Ibrahim, Prime Minister Datuk Seri Anwar Ibrahim, Johor menteri besar Onn Hafiz, diplomats from more than 30 countries, and multinational energy and logistics executives.

At 24 metres deep, Maharani Freeport's natural draft can berth Very Large Crude Carriers (VLCCs), offering an alternative anchorage point for bulk crude movement traditionally dominated by major regional transshipment ports.

Planned add-ons include petrochemical plants, energy data centres, AI-blockchain trading platforms, STS floating storage units and renewable fuel complexes.

Investors registered within the freeport will enjoy zero corporate tax, while oil-related firms may qualify for a 3 per cent corporate tax tier, which is one of the region's lowest.

The integrated masterplan spans three reclaimed islands, combining an energy hub, deep seaport, industrial park and financial hub to lock Malaysia into the global oil value chain for decades.

Royal-linked Maharani Energy Gateway secures RM9.5b renewable energy investment from China firm

KUALA LUMPUR (Jan 29): Johor royalty-linked Maharani Energy Gateway Sdn Bhd (MEG) has secured a US$2 billion (RM9.47 billion) investment commitment from China Energy International Group Sdn Bhd (CEIG) for a renewable energy project located in the Maharani Energy Gateway Free Trade Zone (MEG FTZ) in Muar, Johor.

The proposed project saw two collaborative framework agreements inked between MEG and CEIG on Monday to build a combined cycle gas turbine (CCGT) power plant and a green hydrogen and green ammonia plant.

CEIG is the Malaysian subsidiary of China Energy Engineering Corp.

“One of the key components of the project is a joint venture between MEG and CEIG to build a green hydrogen plant and a CCGT power plant in the MEG FTZ,” said MEG executive chairman Datuk Dr Daing A Malek at the signing ceremony.

According to CEIG vice president of Southeast Asia regional headquarters Fan Yi, the CCGT plant is to have a peak generation capacity of 1.4GW, while the green hydrogen and green ammonia plant are to produce 3,400 metric tonnes (MT) of hydrogen and 18,800 MT of ammonia per year.

“We start construction after financing closure and first of all we have to negotiate, assisted by MEG, to talk about the off-takers such as TNB and we also get gas supply from Petronas,” Fan said.

“The first priority is we’re going to sign a PPA (power purchase agreement) with MEG, and MEG will supply power to all tenants in the FTZ,” she added.

The MEG project is a sea reclamation project off the coast of Muar which aims to create an energy hub and deep-sea port with three man-made islands covering an area of 1,295 hectares square.

A check with the Companies Commission Malaysia showed that MEG is 45% owned by K Energy Sdn Bhd, followed by the Sultan of Johor and soon-to-be Yang di-Pertuan Agong Sultan Ibrahim ibni Almarhum Sultan Iskandar, with a 40% stake, while Daing holds the remaining 15%.

K Energy is equally owned by Eric Ong Zong Ren and Valerie Ong Huei Zhen.

Minister of Investment, Trade and Industry Tengku Datuk Seri Zafrul Abdul Aziz, who was present to witness the signing ceremony, said government policies such as the New Industrial Master Plan 2030 and the New Energy Transition Roadmap have resulted in collaborations between foreign parties and domestic players.

“To that end, I welcome the MEG project, which is strategically positioned right in the centre of the East-West trade route.
